Interested in what real estate sales are doing nationally? If so, this post is for you! I love data so thought I would share the latest from the Department of Housing and Urban Development. My comments are bolded in the parenthesis after each section.
New Home Sales
Sales of new single-family houses in June 2026 were at a seasonally-adjusted annual rate of 628,000, according to estimates released jointly today by the U.S. Census Bureau and the Department of Housing and Urban Development. This is 1.6 percent (±14.8 percent)* above the May 2026 rate of 618,000, and is 5.6 percent (±13.2 percent)* below the June 2025 rate of 665,000. (So sales are above May of this year but below June of last year.)
For Sale Inventory and Months’ Supply
The seasonally-adjusted estimate of new houses for sale at the end of June 2026 was 485,000. This is 0.2 percent (±1.3 percent)* below the May 2026 estimate of 486,000, and is 3.2 percent (±3.4 percent)* below the June 2025 estimate of 501,000.
This represents a supply of 9.3 months at the current sales rate. The months' supply is 1.1 percent (±16.1 percent)* below the May 2026 estimate of 9.4 months, and is 3.3 percent (±14.3 percent)* above the June 2025 estimate of 9.0 months. (By traditional measurements, this would be considered a Buyer's Market. Anything over about 6 months supply falls into the Buyer's Market category. This means buyers have more choices and can be particular/more demanding.)
Sales Price
The median sales price of new houses sold in June 2026 was $398,300. This is 3.3 percent (±8.8 percent)* below the May 2026 price of $412,000, and is 2.7 percent (±9.5 percent)* below the June 2025 price of $409,200. The average sales price of new houses sold in June 2026 was $475,400. This is 9.5 percent (±7.2 percent) below the May 2026 price of $525,200, and is 6.5 percent (±6.8 percent)* below the June 2025 price of $508,700. (Sale prices are down month over month and year over year.)

No big surprises. This is primarily what we are seeing locally. If you price your home right it will still sell but don't expect the price you would have gotten in 2024. Marketing is key in this environment.
