Virtually every potential buyer I speak with, especially those who are first-time buyers without children, are looking for a property that will allow them to rent out space. They want an Accessory Dwelling Unit (ADU) or at least a room with an attached bathroom and potentially a separate entrance they can use for additional income. This is how many young buyers are making the jump into home ownership. With a single room renting for $900+ in parts of San Diego this can really help with a mortgage payment.
The industry is calling this "house hacking" and, according to a recent report by Zillow, roughly 39 percent of buyers nationwide recognize this as an important opportunity to help them get into a property. This is even more attractive to millennial and GenZ buyers who came in at over 50 percent interested in having a boarder per the survey. This is something to consider if you are looking to make your property more attractive to a buyer and/or you need additional income to cover your bills. It was something my grandmother did back in the 1940s to help with bills and it is gaining traction in the current economic environment.
