Although it is only temporary at this point, the VA is allowing buyers to pay some broker fees as a result of the NAR lawsuit. This is great news for VA buyers who were traditionally not allowed to pay broker fees.
The new NAR settlement requires that by August 17 all buyers will sign a buyer/broker agreement that spells out what the buyer is willing to pay their broker in commission. For VA buyers that number would have been "0" without this temporary change. What agent is going to agree to work for nothing on the hope that the seller's side will agree to pay them? Maybe a few but it will severally limit the VA buyer's ability to be competitive when purchasing a home. The VA is going to monitor the way the this all plays out before they change their rules.
