Even though San Diego home sales are near 40-year lows, the top end of the real estate market is surging. Per a November 2025 article in the Union-Tribune by Phillip Molnar, there were 25,920 home sales in the county in 2024. (As an aside, so far this year I see 22,521 sold that were listed in the MLS. The MLS is not the only source of recorded sales though so this number is lower than total sales for the county for that period.) Per Molnar, 2024 is the second slowest year in records going back to 1988. The slowest was 2023 with 25,317 sales. Interestingly, uber-wealthy buyers are buying at a rate much higher than historic averages. Per the article, "A Del Mar beach home smashed local records when it sold for $50 million in late October, on the coattails of a $47 million home sale in La Jolla just a week earlier." The days on market time of San Diego homes costing $6 million and above in mid-November was 223 days, down from 750 days the same time last year. Every other price point of home has increased its days on market time during the same period. Interesting for sure.
