It seems like in every inspection I have been a part of lately, whether representing the buyer or the seller, the most common issue that has come up is a recommendation that the furnace be serviced, the filter be cleaned out or some other component of the HVAC be addressed. It would certainly make for a cleaner (no pun intended!) transaction if this was not an issue. Home owners who are considering selling would be wise to think about having an annual inspection and tune up of their system. For somewhere in the $100 range (unless there is a problem) this would avoid the inevitable request for repairs that not maintaining the system causes. In addition, having this maintenance done in advance signals to a buyer that you care about and properly maintain your home - something very important to buyers.
