We are still in a seller's market. That isn't to say that good buys can't be found in today's market but you have to be a smart buyer and really know the value of properties in your preferred area.
Once you decide you are ready to buy it is important you put together a very strong package showing you are a capable buyer. Getting pre-qualified by a lender and being able to prove you have the funds needed to make the deal happen (ie. money for the down payment, appraisal cost, inspection fees, etc.) are crucial to having your offer accepted. Price is usually the most important point for a seller but when a seller is faced with more than one similar offer, proof of a solid financial package can make all the difference in being the buyer who gets the deal and the one that walks away empty handed. Submit your pre-qual and verification of funds with your offer so the seller knows up front you are serious. Deals can be lost over the lack of being prepared in this way. Make sure it isn't you who misses out on your dream home because you weren't prepared to prove your financial strength. It takes time up front but then ensures you put your best foot forward when you find the perfect property.
